Appraiser Membership Requirements
We are a nationwide appraisal management company currently seeking residential and commercial real estate appraisers to become a member.  We require interested appraisers to provide/complete the following:

  1. Preregister
    Preregister to reserve your coverage area(s).  Once preregistered, you will receive a confirmation email with additional directions and links to register and purchase your appraiser membership. Preregister
  2. CreateYour Account
    Registering and creating your appraiser account will allow you to create your appraiser profile, along with an account username and password. Your account can be accessed online 24x7. After logging-in, complete your full contact information along with your coverage and extended coverage area(s).

  3. Support Documentation
    Support documentation can be uploaded via your online account.  Required documentation: ALL THESE CAN BE UPLOADED ONLINE

        -Copy of your state license, 
        -Current Resume, 
        -Copy of E&O Insurance
        -W-9 Form
        -Sample Appraisals
        -Signed Appraiser Engagement Letter

  4. Appraiser Engagement Package
    Complete, sign, scan and upload your appraiser engagement package.

Is There A Fee To Become A Preferred Member and To Get Listed On Your Company's Appraiser Roster?
Yes, there is a fee to become a preferred appraiser member. Preferred membership is the only membership we have.  The membership is limited and based on a 1st come-1st serve basis.  Each preferred appraiser member secures their coverage area(s) by registering and purchasing the membership. Why Is There A Fee?
We believe our appraisal management service and system is different than many other AMC's and appraisal directories. We are not a directory.  Built with the appraiser in mind, we offer appraisers a preferred nationwide membership - allowing members the ability to secure his or her coverage area(s).  Coverage area is shared among 6-10 co-appraiser members per county.  Coverage area is secured on a 1st come basis through membership.  In addition to securing coverage area, we offer more competitive appraisal fees than most AMC's in the industry.  Our yearly membership fees help offset transactional and technology expenses and allows us to pass more of the appraisal fee to the appraiser.

When Do I Get Paid For My Appraisal Services?
COD based appraisals are paid to the appraiser with 7-10 days of final appraiser upload/delivery, review and a QA check. Each appraisal report is reviewed the same day its delivered.

What Kind of Turn Times Do Your Lender Clients Require?
Each order will have a due date designated by our lender clients.  Normally appraisals are scheduled the same day they are received and appraisals are returned within 3 days after the field inspection.  Any delays must be communicated via status updating within our online system.

How Does Your Appraisal Assignment Process Work?
The appraisal assignment process is based on each appraisal assignments unique requirements and scope of work.  Appraisers receive assignments based on their qualifications to complete such orders, then on their appraisal work load capacity and finally on geographic coverage area. 
Appraisals are distributed among preferred members of a particular coverage area.

What Is A Secured Coverage Area?
A secured coverage area is a geographic appraisal coverage area secured to a particular appraiser through our preferred appraisal membership. Each coverage area is shared by a small group of appraiser members.  This process ensures more appraisals by coverage area and eliminates competition. 

Do You Provide Your Users With A Discussion Forum?

How Is Your Appraisal Management Service Compliant?
March 3, 2008, New York Attorney General Cuomo announced an agreement with Fannie Mae, Freddie Mac, and the
Office of Federal Housing Enterprise Oversight (OFHEO). As a result the nation’s two largest purchasers of home loans agree to only buy mortgages from banks that meet the requirements of New Home Value Protection Code (HVPC). The HVPC will monitor and regulate appraisal selection, communication, solicitation, conflicts of interest and promote appraiser independence. Banks will be required to adhere to the code beginning January 1, 2009. Fannie Mae and Freddie Mac will require that lenders represent and warrant that appraisals related to mortgage loans originated on or after January 1, 2009 conform to the code or they will not be purchased.

With this new legislation, all federally regulated lenders must now comply with regulations that prevent loan production staff from directly engaging valuation professional such as appraisers. The process is now out of direct control of the loan officers, relationship managers and processors.

Under the federal compliance guidelines, a lending institution must establish criteria for the selection and evaluation of real estate appraisals. Additionally, the selection process must be unbiased and the individual selected must be independent and in no way have any invested interested in either the property or the transaction.

Our appraisal management service and technology platform provides the compliancy firewall and communications structure that prevents directed (ordered by the loan production staff direct to the appraiser) appraisal procurement, it separates the loan production and commissioned-based originators from the valuation professional (the appraiser).
